On June 2, 2022 the Planning Commission will hold a Public Hearing to review and make recommendation on amendments to sections 24.08, 24.12, and 24.16 to create objective standards for building and site design in the development of multi-family housing throughout the City. Proposed standards address features including walkability, public frontage requirements, incentives for middle-density housing types, parking location and screening, landscape and buffering, useable open space, neighborhood transitions, roof form, building modulation, standards for major commercial corridors, ground floor design, architectural detail, building materials and lighting. Chapters 24.08 and 24.12 are part of the Local Coastal Program Implementation Plan (LCP IP)and will require approval by the California Coastal Commission prior to taking effect inside the Coastal Zone.
