Project Description

Nonresidential Demolition Authorization Permit, Administrative Use Permit, Design Permit, Lot-Line Adjustment, Density Bonus Request, and Heritage Tree Removal Permit for constructing an eight-story, approx. 174,850 sq. ft. commercial/residential mixed-use project, including 221 residential units, 7,757 sq. ft. of commercial space, and 49 parking spaces on a site located in the CBD/FP-O (Central Business District/Floodplain Overlay) zone district and the North Pacific subarea of the Downtown Plan.

Two project concepts were previously submitted for SB330 Preliminary Review:

  • CP24-0143: This project includes an eight-story mixed-use development encompassing approximately 120,932 square feet, including 174 residential apartment units, 8,184 square feet of commercial tenant space, and 29,884 square feet of on-site parking. 
  • CP24-0144: This project includes a sixteen-story mixed-use development encompassing approximately 279,480 square feet, 260 residential apartment units, 11,126 square feet of commercial tenant space, and 29,884 square feet of on-site parking.

Community Meetings/Webinars

A community meeting is required pursuant to the City’s Community Outreach Policy for Planning Projects. The feedback provided may contribute to the alterations of the project design and additional project entitlements.

June 5, 2024 Community Meeting:

In response to the high level of community participation in the June 5 Community Meeting and limited time for community comments, the Planning Department hosted a follow-up community meeting on June 26, 2024.
