Project Description

- Project Status: Visit Etrakit for Most Current Status and the Assigned Planner
Special Use Permit, Design Permit, Tentative Map, Non-Residential and Residential Demolition Authorization Permits, Master Sign Permit, Heritage Tree Removal Permit, and Slope Variance/Modification to demolish the existing structures and construct three new buildings, including a five-story, mixed-use building; a five-story residential building; and a three-story residential building consisting of 43 residential units and 1,166 sq. ft. of commercial space; and Lot Line Adjustment to merge three (3) existing parcels at a site with addresses 513, 515, and 519 Soquel Avenue, located within the RL/C-C (Multiple Residence – Low-Density/Community Commercial) zoning districts and within the Eastside Business Area Improvement Area Plan and Ocean Street Area Plan.

Community Meetings/Webinars and Public Hearings
A community was held May 18th, 2022 pursuant to the City’s Community Outreach Policy for Planning Projects. THe applicant has gathered feedback and it may contribute to alterations in the project design and additional project entitlements. A full recording of the meeting is now available for all who could not attend.

On Thursday, August 17, 2023, the Planning Commission approved the project, granting entitlement of a Special Use Permit, Design Permit, Tentative Map, Non-Residential Demolition Authorization Permit, Residential Demolition/ Conversion Authorization Permit, Heritage Tree Removal Permit, and Slope Development Permit.
