Development Pipeline
The Santa Cruz “Development Pipeline” is a database of residential development projects in process, from application submittal through project completion. In the future, the Planning Department intends to include both residential and commercial projects in this format. This database includes applications that were formally submitted to the Planning Department or Building Division during the most recent quarter (see timeframe in the file name i.e. “Quarter 1: January 1, 2015- March 31, 2015”). Pipeline projects are at various stages of development: from applications having been filed to entitlements secured; from building permits applied, then issued and finaled (see diagram below). The pipeline includes only those projects with a land use or building permit application. It does not include projects undergoing preliminary Planning Department project review or projections based on area plan analysis. Projects vary in size from single units to larger multi-year development programs undergoing environmental review.
The Relevance of the Pipeline
The Pipeline provides a short- to medium-term picture of changing land uses, tracking especially the changes to the City's housing stock. It illustrates location and scale of current and future construction and is a good barometer of medium- to long-term development trends.
Accuracy and Timeliness
Data sources for the Pipeline are project databases maintained by the Planning Department and Building Division. The data in this report is pulled from original sources current for each quarter, with revisions and updates as necessary.
